How Much Does Move-Out Cleaning Cost in San Francisco? (2026 Guide)

This guide covers what move-out cleaning actually costs in San Francisco, what pushes a quote up or down, how hourly and flat-rate billing differ, what California law lets a landlord deduct from your deposit, and how to get your unit ready before the cleaners arrive.

The Short Answer

How Much Does Move-Out Cleaning Cost in San Francisco?

For most San Francisco rentals, a full move-out cleaning of an empty unit in standard condition runs roughly $300 for a studio to $580 for a three-bedroom, two-bathroom home when priced as a flat rate. Local cost guides put about $35 extra per additional bathroom.

Priced hourly instead, Bay Area rates generally look like this:

  • Independent cleaners: about $30–$45 per hour
  • Cleaning companies: about $45–$85 per hour
  • On-demand booking platforms: base rates from about $55 for same-day work

Those are market figures as of 2026, not quotes. What you actually pay comes down to four things: the size of the unit, how many bathrooms it has, what condition it is in, and which extras you need.

Why It Matters

Why Move-Out Cleaning Affects Your Deposit

In California, a landlord may use your security deposit to cover cleaning that is necessary to return the unit to the same level of cleanliness it was in at the start of your tenancy. That is the standard written into the statute, and it is the reason move-out cleaning is worth budgeting for.

Renter-advice sources commonly report landlords deducting somewhere in the range of $150 to $600 for cleaning they consider inadequate. If a professional clean costs less than the deduction you would otherwise face, paying for it is straightforward math.

Two limits are worth being clear about before you budget.

What a landlord cannot charge you for

Ordinary wear and tear: faded paint, worn carpet traffic lanes, small nail holes from normal use. Those are the cost of owning a rental, not a cleaning problem.

What a cleaning cannot fix

No cleaning service can promise a full deposit refund. Deductions for damage, unpaid rent, or other lease issues sit outside anything a cleaner controls.

What a thorough clean does is remove cleanliness from the list of things your landlord can reasonably charge you for.

Market Prices

Typical Move-Out Cleaning Prices in San Francisco

These are typical flat-rate ranges across San Francisco and the surrounding Bay Area for an empty unit in standard condition, as of 2026. They are market ranges collected from local pricing guides, not Bay Area Best Maids rates.

Home size Typical local range Notes
Studio or 1 bed, 1 bath $300 – $380 Some providers start near $240
2 bed, 1 bath $380 – $460 Second bedroom adds floor and closet work
2 bed, 2 bath $420 – $500 Extra bathroom is the biggest jump
3 bed, 2 bath $480 – $580 Top of the range for heavy condition

Larger homes, or units left in poor condition, sit above these ranges. A unit that has not been deep cleaned in years is a different job from one that was maintained monthly.

Compare

Hourly vs. Flat-Rate Move-Out Cleaning

Move-out cleaning is sold both ways in San Francisco, and the two models answer different questions. Flat rate buys a defined scope. Hourly buys a defined amount of cleaning time.

  Flat rate Hourly
What you buy A defined cleaning scope A defined amount of cleaning time
Price set by Home size and service type Rate per cleaner × cleaner-hours
If the unit is filthy Company absorbs the extra time, or re-quotes Covered — you pay for the time it takes
If the unit is nearly clean You pay the full quoted price You pay only for the hours needed
Best for Price certainty before the appointment Units where condition is hard to predict

Neither model is automatically cheaper. For a small, well-maintained unit, a flat rate can come out lower. For a unit with a greasy oven, pet hair in every room, and two years of buildup in the bathrooms, hourly billing means nothing gets skipped because the quote ran short.

Price Drivers

What Affects the Cost of a Move-Out Clean

Four things move a move-out quote more than anything else.

1. Bedrooms and bathrooms

Bathrooms move a quote more than bedrooms do. Each one is a full clean of the toilet, shower or tub, glass, fixtures, mirror, and floor, plus grout where it needs attention. A bedroom in an empty unit is mostly floors, closet interiors, baseboards, and window sills.

Square footage matters too, but two homes of the same size can need very different amounts of work.

2. Condition of the home

This is the single biggest variable in a move-out clean. The things that add real time:

  • Grease buildup on the stovetop, hood, and backsplash
  • Pet hair worked into carpet, baseboards, and vents
  • Hard-water scale on shower glass and fixtures
  • Soap scum and grout discoloration in bathrooms
  • Dust and debris in closets, cabinets, and window tracks
  • Marks and scuffs on walls that need spot cleaning

Describe the condition honestly when you request a quote. An accurate description produces an accurate time estimate, and that is what keeps the final number from moving.

3. Extras and add-ons

Some tasks sit outside a standard move-out scope and are priced separately. Mention the ones you need up front so they are in the quote rather than a surprise on the day:

  • Oven interior deep clean
  • Refrigerator interior
  • Interior cabinet cleaning
  • Interior window cleaning
  • Blinds, sills, and light fixtures
  • Balcony or patio sweep
  • Garage or storage area
  • Pet hair deep treatment

If your lease or final walkthrough checklist names specific items, send that list with your quote request.

4. Access and parking

San Francisco buildings add logistics that a suburban house does not. Walk-up stairs, a service elevator that has to be reserved, a loading zone that needs a permit, or no street parking within two blocks all consume time that would otherwise go into cleaning.

Tell us about building entry, elevator booking, and parking when you book. It is the difference between the team starting at 9:00 and starting at 9:40.

Our Pricing

How Bay Area Best Maids Prices Move-Out Cleaning

Move-out cleaning is billed hourly, at $75 per cleaner per hour, with a $225 minimum booking — three hours at the minimum. One cleaner is typical for a move-out job. Rates are current as of 2026 and your quote governs your booking.

We bill move-outs hourly on purpose. An empty unit is the one job where condition varies the most and is hardest to judge from a form, so hourly billing means every detail is covered regardless of how the unit is left, rather than the scope being trimmed to fit a fixed price.

Every quote includes a time estimate. That estimate is how you turn an hourly rate into an expected total before you commit.

What the rate works out to

The formula is simple: cleaner-hours × $75.

Estimated cleaner-hours Labor total at $75/hour
3 hours (the minimum booking) $225
4 hours $300
5 hours $375
6 hours $450
8 hours $600

Those rows are arithmetic examples of how the rate works, not a quote and not a price-by-home-size table. Your hour estimate comes from your actual unit: size, bathroom count, condition, and the extras you ask for.

Add-ons are quoted separately, and nothing is added to your booking without your approval. There are no hidden fees — the price, add-ons, and payment terms are in your quote before you book.

Two things to know before booking

The guarantee

Our satisfaction guarantee applies to flat-rate cleaning only. Move-out cleaning is hourly, so it is not covered by that guarantee. Ask about eligibility and how to raise a concern before you book.

Cancellations and rescheduling

Recurring visits can be skipped or moved with at least 24 hours’ notice and no penalty fee. Terms for one-time bookings, including move-outs, are confirmed in your quote or booking confirmation before you commit.

Scope

What’s Included in a Move-Out Clean

Every visit follows our 65-plus-point checklist. A move-out clean starts from the deep-cleaning scope and adds the work that only makes sense in an empty unit:

  • Full interior cabinet and drawer cleaning
  • All closets wiped and vacuumed
  • Walls spot-cleaned where possible
  • Kitchen counters, sinks, appliance exteriors, and floors
  • Toilets, showers, tubs, sinks, and mirrors
  • Grout scrubbing in bathrooms
  • Baseboards, door frames, and door handles hand-wiped
  • Blinds, sills, and light fixtures
  • Certificate of completion on request

Oven and refrigerator interiors, window tracks, and balconies vary by package — list them when you request a quote so they are priced up front. The full room-by-room breakdown is on our house cleaning checklist.

Not offered: mold remediation, biohazard, and hazardous cleanup. That is specialist work, not house cleaning.

California Law

California Deposit Rules Every Renter Should Know

Your deposit rights come from California Civil Code §1950.5. San Francisco tenants are covered by the same statewide cleaning standard; no local ordinance changes it. Here is what it actually says.

Cleaning vs. normal wear and tear

A landlord may deduct for cleaning necessary to return the unit to the same level of cleanliness it was in at the inception of the tenancy — no higher standard than that. They may not claim against you for ordinary wear and tear, whether it happened during your tenancy or before it.

There is also a specific rule on professional cleaning: a landlord cannot require you to pay for professional carpet cleaning or other professional cleaning services unless it is reasonably necessary to return the unit to its move-in condition, setting aside ordinary wear and tear. A blanket “professional carpet cleaning required” charge in a lease does not override that.

The 21-day deadline and itemization

No later than 21 calendar days after you vacate, your landlord must send you an itemized statement showing the basis and amount of every deduction, and return whatever is left of your deposit.

They also have to send supporting documentation along with that statement:

  • If an outside company did the work, a copy of the bill, invoice, or receipt
  • If the landlord or an employee did the work, a description of the work, the time spent, and the hourly rate charged
  • For materials and supplies, a copy of the bill, invoice, or receipt
  • Photographs of the unit, with a written explanation of the cost

That documentation requirement does not apply when the deductions for repairs and cleaning together total $125 or less. Even then, you can request the documentation within 14 days of receiving the statement, and the landlord has 14 days to provide it.

If a landlord claims or keeps your deposit in bad faith, the statute allows statutory damages of up to twice the deposit, on top of actual damages, and the claim can be brought in small claims court.

Photo documentation

Since April 1, 2025, a landlord must photograph the unit after you return possession but before any repairs or cleaning they intend to deduct for, and again after that work is done. For tenancies that began on or after July 1, 2025, they also had to photograph the unit at the start of the tenancy. Those photos must come to you with the itemized statement.

Your right to a pre-move-out inspection

You can request an inspection before you move out. Your landlord has to notify you in writing of that option and of your right to be present. The inspection happens no earlier than two weeks before your move-out date, with at least 48 hours’ written notice, and it produces an itemized statement of the deductions the landlord is proposing. You then get until the end of the tenancy to fix those items and avoid the charges.

That inspection is the most useful tool most renters never use. It turns “we’ll see what they charge me” into a specific list you can hand to a cleaner.

Note: This is general information about California law, not legal advice. For advice about your own tenancy, consult an attorney or your local tenant counseling organization.

Before the Clean

How to Prepare Before the Cleaners Arrive

Move-out cleaning is billed by the hour, so anything you do first is time the team spends cleaning instead of working around your belongings.

Room-by-room prep checklist

  • Everywhere: remove all furniture, boxes, rugs, and trash. An empty unit is what a move-out clean is priced for.
  • Kitchen: empty every cabinet and drawer, clear the fridge and freezer, remove food and cleaning products from under the sink.
  • Bathrooms: clear the medicine cabinet, vanity, and shower caddies; take down shower curtains you are keeping.
  • Bedrooms and closets: empty closets completely, including shelves and floor, and remove hangers.
  • Living areas: take down wall hangings, curtains, and mounted hardware you are taking with you.
  • Laundry and storage: clear the washer, dryer, garage, balcony, and any storage locker.
  • Utilities: keep power and water on through the cleaning date. No hot water or working lights makes a thorough clean impossible.
  • Access: arrange keys, a lockbox, a door code, or someone to let the team in, and reserve the service elevator if your building requires it.

Hand the team your priority list too. If your landlord’s walkthrough checklist calls out the oven and the window tracks, say so, and those get attention first.

Take dated photos before and after

Photograph every room after you have emptied it and again after the cleaning is finished. Get the oven interior, inside the fridge, under the sinks, closet floors, shower glass, and the floors in every room.

Your landlord now has their own photo obligations, but yours are the record that shows what the unit looked like when you left it. Keep the cleaning invoice with them. Together they are the strongest answer to a cleaning deduction you think is unreasonable.

Move-out cleaning assumes an empty unit, so it adds work a deep clean cannot reach: inside every cabinet and drawer, closet interiors, appliance interiors, and window tracks. It is aimed at a landlord’s final inspection standard rather than at everyday living.

No. Most clients arrange access and leave a list of priorities. Confirm your access method — keys, lockbox, door code, or someone meeting the team — when you book, along with building entry, elevator reservations, and parking notes.

Recurring visits can be skipped or rescheduled with at least 24 hours’ notice and no penalty fee. Terms for one-time bookings, including move-outs, are confirmed in your quote or booking confirmation before you commit, so ask before you book.

No. A thorough clean removes cleanliness as a reason for a deduction, but deductions for damage, unpaid rent, or other lease issues are outside anything a cleaning service controls. Keep dated before-and-after photos and your cleaning invoice as your record.

It depends on size, bathroom count, condition, and add-ons, which is why the hour estimate comes from your specific unit rather than a chart. Our minimum booking is three hours. Describe the condition accurately on the quote form and the estimate you receive will be accurate too.
